Cancellation policy

Full payment is due 3 days prior to arrival. For reservations made within 3 days of check-in, full payment is required at the time of booking. For reservations made more than 3 days in advance, a 50% deposit is required at the time of booking. Guests may cancel their reservation for a full refund up to 3 days prior to check-in, minus a $50 cancellation fee. Cancellations made less than 3 days before check-in will result in a 50% forfeiture of the total reservation amount. No-shows will be charged 100% of the reservation total.

Guests must be at least 18 years of age to rent. Smoking, parties, events, and pets are not permitted. Please note that Fairway Forest Resort is a mountain resort with accommodations located throughout Sapphire Valley. Check-in is located at 3077 US Highway 64 E, Suite A, Sapphire, NC 28774, and some accommodations may be a short drive from the resort office and amenities. Due to the mountainous terrain, many accommodations require navigating stairs, and building accessibility varies. One-bedroom and two-bedroom accommodations are two-story units with approximately 14 interior stairs. Room assignments are based on availability at the time of booking. As a multi-unit resort, specific unit locations, views, buildings, and floor levels cannot be guaranteed. Resort amenities and recreational facilities are subject to availability and may be temporarily unavailable due to maintenance, repairs, weather conditions, seasonal operations, or other circumstances beyond the resort's control. Please note that Fairway Forest is a cashless resort. Cash is not accepted for on-site purchases or transactions.
